How much does a roof repair cost in the Cotswolds?

Short answer

A small roof repair often costs a few hundred pounds. One Witney roofer says 10 easy-to-find tiles cost about £300 to £500, with labour and scaffolding. Hard-to-find tiles on a hard-to-reach roof can cost about £1,000. Stone slate repairs usually cost more. Prices vary; get at least three written quotes.

Prices that local roofers publish

Few Cotswold roofers publish prices. We checked the websites of the firms in our directory. Three gave figures for repairs or roof checks. Roofer day rates listed on the HaMuch website for Stroud, Witney and Tetbury give a guide to labour.

A day rate is for one roofer. A two-person team costs about twice as much. These rates do not include VAT or a call-out charge.

What makes a repair cost more here

Access and materials make the biggest difference. A repair that takes one hour from a ladder can cost much more if the roofer needs a scaffold.

  • Stone slates. A matching reclaimed stone slate can cost from £4.50 to over £70, by size, at one local yard. Concrete or clay tiles cost much less.
  • Scaffolding on narrow streets. Many Cotswold houses face straight onto the pavement. A scaffold on the road can need a licence from the county council.
  • Listed buildings. Like-for-like repairs often need no consent, but changes do. Ask the council conservation officer if you are not sure.
  • Steep sites. In Stroud and Nailsworth many houses stand on slopes. The back wall can be much higher than the front.
  • Emergency work. Out-of-hours work usually costs more. Ask for the call-out charge before the roofer comes.

How to compare repair quotes

Prices vary; get at least three written quotes. Ask each roofer to describe the cause of the problem, not only the fix.

A good quote names the materials and says if scaffolding, waste and VAT are included. Ask for photos of the damage before and after the work.

Do not pay the full price before work starts. Be careful with anyone who knocks on your door and says your roof needs urgent work.

Rates listed on HaMuch for Stroud, Witney and Tetbury run from about £209 to £292 a day for one roofer. They do not include VAT or call-out charges.

Is a roof survey worth the money?

Often, yes, before you buy an old house or start a big job. Local prices we found range from £200 for a drone inspection to about £1,200 for a full survey and report.

Will my insurance pay for a roof repair?

It may pay for sudden storm damage. It usually does not pay for wear and tear. Read your policy, and take photos before any repair.
