How much does chimney and lead flashing work cost?

Short answer

A small patch repair to chimney flashing costs about £150 to £250 in national guides. A full flashing replacement costs about £350 to £920, and the upper end includes scaffolding. We found no local firm that publishes leadwork prices. Prices vary; get at least three written quotes.

Local labour rates

Local day rates are close to the national figures. Roofer rates listed on HaMuch run from £209 to £292 a day in Stroud, £214 to £276 in Witney and £217 to £273 in Tetbury. These rates exclude VAT and call-out charges.

A full flashing job on one stack often takes a day or less. The materials and the scaffold add to the labour cost.

What changes the price in the Cotswolds

Old stone stacks and narrow streets often add cost. These are the main factors.

  • Stone chimneys. Many Cotswold stacks are stone, not brick. Repointing stone often needs lime mortar, which takes more time.
  • Listed buildings. A like-for-like lead repair is usually maintenance. Rebuilding or removing a stack on a listed building needs consent.
  • Scaffolding. A chimney on the street side of a terrace may need a scaffold on the pavement. This needs a highways licence. In Oxfordshire it costs £180 for the first 7 days off a bus route.
  • Stone slate roofs. The roofer must lift and refix stone slates around the stack. A broken slate may need a matching reclaimed one.
  • Lead theft. Lead has scrap value. Ask your roofer about the lead code and the fixing method.

How to compare chimney quotes

Prices vary; get at least three written quotes. Ask each roofer what causes the leak. A leak near a chimney can come from the flashing, the mortar or the stack itself.

A good quote states the lead code, the length of new lead, the scaffold cost and VAT. Ask for photos of the old and new flashing.
